Annual association fees are collected annually, due March 1st of each year. The assessment rate for 2025 is $550 per lot. The assessment funds operation of the association, including the landscape contract, utilities, insurance and contribution to the Reserve Fund.
Black Rock is a self-governed community. Control of the association transitioned from the Developer to a member elected board of directors in 2011. The Association conducts an annual membership meeting the second Saturday in December. A Board of Directors (BOD) operates in support of the HOA ensuring the association operates within applicable federal, state and local laws and regulations.

Governing Documents
Provided under the Documents and Forms tab are our primary governing documents. Every member of the Association is responsible for understanding and complying with the Bylaws, CC&R and published policies and rules. Also provided are the forms used for Architectural Control Committee (ACC) approval.
Members can also find copies of recent HOA documents, such as meeting minutes and budget releases.
